One-Click Switch
Break up with your property manager.
The worst part of switching isn't finding someone better — it's the awkward paperwork. Upload your current agreement and our AI finds your exit terms and writes the letter for you. Free, no obligation.

We handle the handover
Tenant records, deposits, keys, and open work orders migrate to us. Rent collection goes live.
Switching managers — FAQ
- How do I cancel my property management agreement?
- Most agreements require written notice — commonly 30 to 60 days — and some charge an early-termination fee. Upload your agreement here and our AI will find the exact notice period and fee language, then draft a cancellation letter matched to those terms for you to review and send.
- Will you contact my current manager for me?
- Not without your explicit say-so. We draft the notice and send it to you. You decide when and whether to send it. If you'd like us to coordinate the handover directly, we can — but only once you tell us to.
- How long does switching take?
- Most owners are fully onboarded with us within a few days. The limiting factor is your existing notice period, not our setup — we can have your property, tenants, and rent collection live before your old agreement even ends.
- What happens to my tenants during the switch?
- Tenants keep their lease exactly as written — a management change doesn't alter their terms. We notify them of the new payment method and portal, migrate their lease and deposit records, and pick up any open maintenance requests.
- What does it cost to switch?
- Nothing to switch. 8% of monthly rent collected — with volume discounts for multi-property owners, and we only earn it when rent is collected.
