Rent calculator FAQ
- Why don't you ask how many bedrooms my rental has?
- We don't need to. Your address resolves the property record — beds, baths, square footage, year built — so the estimate is priced against your actual unit rather than whatever you'd pick from a dropdown. We show you what we found before you go any further.
- How accurate is the rent estimate?
- The instant estimate is RentCast's address-level rent model, built from comparable rentals near you, with a low-high range and a confidence grade based on how much comparable data actually exists. If no live comps are available we fall back to the HUD Fair Market Rent baseline for your ZIP and say so plainly. Both are estimates — a quick call confirms the exact figure for your unit.
- What does the detailed report show?
- Exactly how the number was derived: the property record we matched, every comparable rental with its rent and rent-per-square-foot, the size-normalized cross-check, the confidence band, the HUD benchmark comparison, why we graded confidence the way we did, and an explicit list of what the estimate cannot see. You get it on the page and in your inbox.
- Is the rent calculator free?
- Yes. The instant estimate is free with no email required. The detailed derivation with comparable rentals is free too — we just email it to you.
- What if my rental is already leased?
- The analysis still tells you whether you're at, above, or below market — useful when planning a renewal. If you're under market, we'll show the annual upside of pricing correctly at your next renewal.
- What does it cost to have you manage it?
- 8% of monthly rent collected — with volume discounts for multi-property owners, and we only earn it when rent is collected.
