How we use text messages.

RW Asset Management is a property management company in San Diego, CA. We text three groups of people about work we are already doing for them: property owners we manage for, tenants in those properties, and the vendors we dispatch to repairs. Everyone else has to ask us for it first.

This page is the complete record of how that consent is collected, what we send, and how to stop it.

The short version

  • We do not buy, rent, or import phone number lists. Every number we text was given to us directly by its owner.
  • Consent is never a condition of using our services. Every form works the same whether or not the SMS box is checked.
  • Messages relate to a property, request, or inquiry that belongs to the person receiving them.
  • Reply STOP to any message to end all texts immediately. Reply HELP for support.
  • Message frequency varies by activity. Message and data rates may apply.

Where consent comes from

Prospective owners — website forms

Three public forms ask for a phone number: the property-manager switch intake (/switch), the owner survey behind every "Get Started" call to action (/get-started), and the rent calculator's full-report request (/rent-calculator). Each one shows an SMS consent checkbox directly beneath the phone field. The box is unchecked when the page loads, the visitor has to click it, and the form submits normally if they leave it alone — a phone number by itself never enrolls anyone. The date, the wording shown, the page, and the IP address are recorded with each opt-in.

Owners under management

Owners who sign a management agreement provide their mobile number as part of that agreement and consent in writing to transactional notifications about their own properties: maintenance requests awaiting their approval, work completed, and rent-collection status. This is an existing business relationship covering the owner's own assets, not marketing.

Tenants

Tenants provide their mobile number on their rental application and lease, and confirm it in their tenant portal profile at move-in. Consent covers messages about their own tenancy only — maintenance they filed, appointment windows for vendors entering their home, rent due and late notices, lease renewal offers, and scheduled inspections. Tenants are never texted marketing or promotional content.

Vendors and contractors

Vendors give a dispatch number when they are onboarded to our vendor network and agree to receive job dispatch texts as part of that onboarding. Messages are limited to work offers, addresses, and scheduling for jobs assigned to them.

The exact wording on our forms

This is the disclosure shown beside the checkbox on every public form that asks for a phone number, reproduced here character for character from the same source the forms render:

I agree to receive text messages from RW Asset Management at the phone number provided about my inquiry, property, and account — including consultation scheduling and service updates. Consent is not a condition of any purchase or service. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help.

The checkbox is unchecked by default. Submitting the form without checking it delivers the same result — the cancellation letter, the rent report, the consultation — with no text messages.

What the messages look like

To a tenant

RW Asset Management: we received your plumbing request for 1248 Oak St #2. We'll text you as soon as it's approved and scheduled. Reply STOP to opt out.

To a owner

To a tenant

To a prospective owner

RW Asset Management: thanks for your request — your rent analysis for 1248 Oak St is ready and on its way to your inbox. Reply here if you'd like a manager to walk you through it. Reply STOP to opt out.

Frequency depends entirely on activity at the property. A quiet month for a tenant is zero messages; a month with a repair and a rent reminder is a handful. We cap sends per recipient per hour so a software fault cannot turn into a flood of texts.

Stopping messages

Reply STOP to any message from us and we stop texting that number. STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT, and REVOKE are all honored. You will receive one confirmation that the opt-out was recorded, and nothing after that.

Opting out of texts does not affect your account, your tenancy, or your management agreement. We continue to reach you by email and phone, and mail any notice the law requires in writing.

Privacy

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Phone numbers collected for SMS are used only to deliver the messages described on this page.

Message delivery requires one processor: Twilio, which transmits our messages to the carriers. Twilio receives the phone number and message content solely to deliver it, and is contractually barred from using it for anything else. Text-message consent and phone numbers are never sold, and are not passed to advertisers, data brokers, or lead buyers.

Costs

We do not charge for text messages. Message and data rates from your mobile carrier may apply, and carriers are not liable for delayed or undelivered messages. Supported on all major U.S. carriers.
